Residential Inspection Construction Services
An increasing number of forward-thinking home buyers employ an independent inspector to
watch over their new home while under construction. AccuPro Inspection Services recommends a Four-Phase
Inspection Construction, which includes: Pre-Slab; Framing; Pre-Drywall; and a Final Walk-Through Inspection.
Should your project be currently underway, we recommend a Two-Phase Inspection, which includes a Pre-Drywall and
Final Walk-Through Inspection. Should your budget not allow for a full complement of construction inspections, we
suggest (at a minimum) the Pre-Drywall Inspection.
So you're asking yourself--Why do I need an independent inspector to watch over my new construction
project?
- There are as many as 20 different subcontracts who will work on your home during the construction phase.
Sometimes changes or modifications are made without the benefit of having them reviewed by the builder's
representative, and these changes or modification may create hazardous construction defects.
- Arizona currently has less then 50 municipal building inspectors, and each inspector typically performs 20
inspections per day, spending as little as 15 minutes on your property.
AccuPro will spend up to 4 hours completing a detailed inspection, depending on which phase of construction
the house is in!

It is estimated that over 50% of Arizona residential construction workers are untrained, and in most
cases, do not speak English. Many of the builder’s representatives are not bi-lingual and rely on others to
convey corrections and concerns about construction defects. With the number of housing starts, the limited
educational facilities for unskilled labor and the language barriers, defects can and do occur.
AccuPro
identifies defects during the construction process--and before defects can be covered and hidden, only to reappear
months or even years later, often creating extensive and costly repairs that may not be paid for by the
builder.

Why AccuPro - Wouldn't any home inspector be qualified to do these inspections?
No! Construction inspections are NOT home inspections and require a much higher level of training then a typical
home inspector has. Your AccuPro Inspection Services inspector is not only a Certified and experienced home
inspector, but also an International Code Council (ICC) certified Residential Building and Electrical Inspector.
This means that AccuPro Inspection Services is certified to do code compliant inspections, which is a
requirement for construction inspections.
As an ICC Certified Residential Building Inspector, your
AccuPro inspector will inspect the structure and every major subsystem of your construction
project in compliance with the IRC (International Residential Code). Your inspection will take from
2½ to 4 hours depending on the particular phase inspection being completed and the size of the home under
construction. As a part of our inspection we will observe, describe and identify all installed
systems and components of the project and point out construction defects when observed.

Should I notify the builder that I am having an independent inspector checking their work?
We always recommend that our clients inform the builder that they will be retaining an independent inspector to
complete inspections at different times during the project. Our inspections are timed to occur when the builder
would normally have municipal inspections done and are typically not disruptive to the construction process. Often
times the builder will require specific liability insurance of the independent inspector in order to enter the
development.
